Landlord Sneaking In My Room While Out?

No way is it OK for landlord to enter your room w/o sufficient notice as set out in residential tenancy legislation where your live, and it's different everywhere. You very likely have an action for dmgs as a result of the illegal entry. It's unlikely a rental agmt could in any way preclude your visitors, either, BUT sometimes the rules are different when you live in a private rooming house. Depends on the accommodation. Best advice is to visit residential tenancy authority either by phone or online to confirm. They may help you craft a good letter to landlord to ensure your deposit is returned and that there will be no further trouble regarding your visitors until your tenancy is terminated or you'll bring the matter to an atty.
